Seen from the bridge at dusk, the tower reads as two bronze slabs standing shoulder to shoulder, one a few floors taller than the other, with a single metal seam running the full height between them.
Every balcony edge is rounded, like a watch case bezel. Nothing on the facade says Breitling, and nothing needs to.
B Residences Brickell by Breitling
A Swiss Owner, a Swiss Developer and One Miami Tower
B Residences is the first residential project to carry the Breitling name, and the first reason to pay attention is who is behind it. Most branded condos for sale in Brickell are licensing arrangements: a developer rents a logo. Here the brand, the capital, and the developer sit inside one group.
Partners Group, the Swiss private markets firm that owns Breitling on behalf of its clients, announced the project on June 26, 2026, and said it aims to invest around $220 million. The developer is Empira Group, a vertically integrated residential investor that Partners Group acquired in 2025 and that runs its North American business from Miami.
Empira’s local record is short and still being written. Its 26-story, 310-unit rental tower, The Perrin, topped out in Brickell in May 2026, with delivery expected in 2027, and its 85-unit ENSO is rising in The Roads. A buyer should weigh that plainly: the sponsor is institutional and well capitalized, but this will be its first for-sale tower in the city.
The plan calls for roughly 70 stories and more than 300 residences on a site of just over one acre, which the developer describes as one of the neighborhood’s last prime central parcels.
The Building: Arquitectonica in Bronze
Arquitectonica, the Miami firm founded in 1977 by Bernardo Fort-Brescia and Laurinda Spear, is the architect. The renderings show a slender shaft split into offset volumes of slightly different heights, each wrapped in continuous balconies with softly radiused corners and glass rails. A bronze-toned frame traces the outline of each volume, then bends outward near the base, where the tower meets its podium, in a curve closer to a watch lug than a structural bracket.
The podium is the part of the design that will divide opinion. It is a broad, curved block clad in vertical bronze fins, several stories tall, with a planted roof deck of palms and pools on top. The fins do honest work, screening a garage, and the rounded corners keep it from reading like a box. At street level, the renderings show double-height glass, tree-like bronze columns, and a planted canopy edge.
The architectural height, structural engineer, landscape architect, and general contractor have not been announced. Interior design will be handled by what the developer calls specialized partners, none of them named yet.
Residences and Pricing: What Is Known and What Is Not
Anyone hoping to buy a condo in Brickell under the Breitling name today will find nothing to sign yet. The developer has published no unit mix, floor plans, or price list, and sales have not opened. What it has confirmed is the outline: a main condominium collection with floor-to-ceiling glass, plus a small group of penthouses with double-height living rooms and private pools.

The amenity program centers on one idea, and it’s bigger than a lobby with a logo.
B Social Club
A 45,000-square-foot private club on two levels, reserved for residents, with indoor and outdoor rooms in what the developer calls Breitling’s modern-retro style. For scale, that is slightly more than an acre of floor area, on a site that is itself barely more than an acre. Breitling is testing the same concept as a standalone venue: B Social New York is due to open in Williamsburg, Brooklyn, in 2027, giving Miami buyers a working example to visit well before it opens.
Pools, Fitness and Service
Rooftop pools, a private fitness center, and concierge service are confirmed. The renderings place the pool deck on the podium roof, among palms, with a cantilevered terrace one level above.
Not Yet Specified
Spa, dining operator, children’s rooms, coworking, pet facilities, parking ratio, and EV charging have not been described. Breitling runs cafés and restaurants in Geneva, Seoul and London, so a branded food offering would be a logical step, but the developer has not promised one.
Location: The Brickell Financial District, Block Still Unnamed
The developer has confirmed the neighborhood and the lot size, not the street corner. Until it does, the distances below are measured from the center of the district at Brickell City Centre and should be read as approximate.
Brickell is the one part of Miami where a car is optional. Brickell City Centre, Swire’s open-air shopping complex under its glass Climate Ribbon canopy, anchors the middle of the district, and Mary Brickell Village on South Miami Avenue covers the everyday errands, including a Publix.
- The free Metromover loops through the neighborhood on elevated track and reaches Government Center in downtown in roughly ten minutes.
- The Brickell Metrorail station connects to Miami International Airport by the Orange Line in under twenty minutes.
- By road, the airport is about seven miles away: fifteen to twenty minutes before seven in the morning or after eight at night, and thirty to forty-five in the weekday rush, when the on-ramps to I-95 back up.
On water, precision matters. The Miami River bounds Brickell to the north, and Biscayne Bay to the east. The renderings show a river and a road bridge beside the tower. Still, the developer has not described B Residences as a waterfront property, has not mentioned a dock or marina, and buyers should not assume either.
The district does not offer quiet. Brickell real estate trades on density, and density means sirens, construction cranes on most blocks, drawbridges that stop traffic without warning, and very little open green space beyond Simpson Park and the linear Underline.
Families will also find that the school options within walking distance are limited. Buyers who want a lawn and a quiet street should look in Coconut Grove.
A Saturday in Brickell
Saturday starts later here than the weekday crowd would suggest.
- At eight, the sidewalks belong to runners heading for The Underline, the path beneath the Metrorail tracks where the trains pass overhead every few minutes, and nobody looks up anymore. The outdoor gym at the Brickell Backyard end is busy before the heat arrives, and by ten in July it is empty for a reason.
- Late morning moves indoors, or nearly. Brickell City Centre is open-air on every level, so you feel the bay breeze on the upper terraces and the humidity on the lower ones. People come as much to cross the neighborhood in the shade as to shop.
- Around one, the tables on South Miami Avenue near Mary Brickell Village fill with a mix that is specific to this zip code: finance people in gym clothes, visiting parents, and someone taking a video call in Portuguese.
- The afternoon has one reliable interruption. If you are driving north, a drawbridge over the river will rise for a yacht or a cargo boat, and you will sit for six or seven minutes watching it go by.
Residents stop resenting this within a year. Newcomers do not believe it until it happens twice in one day.
By nine, the valet line outside Komodo on Brickell Avenue runs the length of the block, and the noise carries. This is the honest part: Friday and Saturday nights are loud on the main avenues until well past midnight, and a high floor softens it more than it removes it.
By contrast, Sunday morning is the quietest Brickell ever gets.
The Investment Case: Alignment Against a Crowded Pipeline
The argument for B Residences is structural. Alfred Gantner, co-founder of Partners Group and chairman of Breitling, called it a differentiated strategy because the same group provides the long-term capital, development expertise, and brand. In practice, that removes the usual weak point of a branded tower: a licensor with no money in the building and a contract it can exit.
Compare the neighbors. Baccarat Residences Brickell, a 75-story, 324-home tower by Related Group, is built under license agreements with the crystal house, according to its own sales disclosures.
Bugatti Residences Miami, planned for the Miami River with 183 homes across 60 stories, pairs a car marque with two outside developers, per Motor1’s September 2026 report.
The Residences at 1428 Brickell carries no outside brand at all and is priced from $3.8 million to $17 million across 189 homes, per Haute Living’s May 2026 figures. None of the three has its brand owner as its equity.
The counterargument is just as concrete. Those towers are smaller, and two of them are scheduled to deliver roughly three years earlier. With more than 300 homes, this building cannot claim scarcity. The Real Deal framed the announcement as a test of how much branded supply Miami can absorb, and that is the right question for anyone looking at branded condos for sale in Brickell this cycle.
Empira’s founder Lahcen Knapp says branded residences can carry a significant global price premium; he has not yet attached a number to this one.
Rental rules are unknown. No condominium documents exist, so the declaration will set short- and long-term leasing terms, which will remain subject to change until it is recorded.
Among pre-construction condos in South Florida, this is one of the longest waits on offer, and the price of waiting is that today’s terms are provisional.
A Building That Will Take Its Time
Something about a watch company refusing to be hurried feels fitting. The drawings are confident, the money is committed, and almost every detail a buyer needs is still to be written down. That is not a flaw to hide. It is the actual state of the project, and it rewards the buyer who is willing to watch closely and decide late.
