Ride the Metromover past SE 5th Street and the future home of SIRO Brickell is easy to miss: an acre of gravel and parked cars behind graffiti-tagged fencing, with a modular fire station tucked into one corner. Kerzner International paid $45 million for this lot to build the first SIRO in the United States — a tower where sleep and recovery are the program, not the perk.

SIRO Brickell: What We Know About Miami’s Wellness-First Tower

The Project & The Team: Kerzner, 13th Floor and Forse

Kerzner is best known for the Atlantis resorts in Dubai and the Bahamas and for the One&Only brand. It launched SIRO in 2021 as a performance-led hospitality concept, opened SIRO One Za’abeel in Dubai in February 2024, and SIRO Boka Place in Porto Montenegro in May 2025.

It has also announced SIRO Palmilla in Los Cabos (2027), SIRO Olaya in Riyadh (2028), and SIRO Roppongi in Tokyo (2029). Miami, with a target opening of 2030, is the sixth hotel announced under the SIRO name.

Chief executive Philippe Zuber calls SIRO Kerzner’s “disruptor brand” — which, in practice, means the gym and the recovery floor sit at the center of the business rather than off a corridor beside the pool.

Kerzner’s local partners are Arnaud Karsenti’s 13th Floor Investments and Ian Ludmir’s Forse Holdings. 13th Floor’s Miami work includes Link at Douglas and, with Key International, the Nobu-branded tower planned at 619 Brickell — so the same local team is now pursuing two very different answers to the question of what Brickell’s next branded building should be.

Karsenti has described Brickell as the ideal place to launch SIRO’s U.S. flagship, and a brand with properties and projects across three continents gives Miami owners cross-market recognition that a single-market developer cannot offer.

The land has its own history. Swire Properties, which built Brickell City Centre and has been developing on Brickell Key for four decades, sold this parcel in August 2025 while exiting its remaining Brickell City Centre holdings.

Earlier that year, it sold a 2.8-acre supertall site to Melo Group for $211.5 million and its retail and parking stake to Simon Property Group for $512 million.

According to Florida YIMBY, the acre arrived already entitled for the proposed number of hotel rooms and residences. In a submarket where neighbors contested the 619 Brickell site until its developers prevailed in April 2025, starting with zoning in hand is a genuine head start.

The Building: What Is Known About the Tower So Far

The parcel is roughly one acre between SE 5th and SE 6th Streets, with South Miami Avenue climbing toward its river bridge on the western flank and the elevated Metromover guideway running along the eastern edge. Brokerage listings describe a 43-story tower; Kerzner’s own announcement gives no height, and no architect or interior designer has been named.

The image most listings use is a white placeholder volume dropped into an aerial photograph of the skyline — useful for judging scale and view corridors, silent on facade, balconies, and materials.

For a building whose entire pitch is wellbeing, the unanswered design questions — ceiling heights, operable windows, acoustic separation from the street — matter more than they would for an ordinary tower.

One element of the program is already known, and it is unusual. Under a 2019 development agreement with the City of Miami, Swire committed to building a temporary, then permanent, fire-rescue station on this land. The temporary station — about 9,000 sq. ft., with apparatus parking and living quarters for firefighters — opened in February 2024.

When the parcel sold, the law firm Akerman, which represented Swire, said the deal was structured to relocate the station temporarily during redevelopment, with plans to incorporate a permanent fire station into the new mixed-use project.

Very few residential towers carry a public-safety facility in their base; it is a neighbor with obvious civic value, and a design problem worth studying closely once podium plans are public.

For now, what SIRO Homes will look like inside is best inferred from the brand’s first residential project at Boka Place in Porto Montenegro, where the homes are presented as minimalist, open-plan spaces built around community and intelligent home integration.

Whether the Miami residences follow that formula closely, or adapt it to Brickell’s taller, denser setting, has not been disclosed.

SIRO Homes: Residences & Pricing

By count, the residences are the larger part of the building — 350 homes against up to 180 hotel keys — and brokerage listings place the mix between studios and two-bedroom homes.

No three-bedroom plans or penthouse collection appear in any published material, which says a great deal about the intended owner: professionals, pied-à-terre buyers, frequent travelers, and investors, rather than families buying a primary home.

If you intend to buy one of the first SIRO condos for sale in Brickell, expect the reservation stage to arrive before a formal floor-plan package does.

An empty table is more useful than an invented one. Until plans are published, the questions that shape value are structural, not decorative.

Is the reservation deposit fully refundable, and what event converts it into a binding contract? Will the residences sit above the hotel floors, below them, or interleaved with them?

Is parking included or sold separately? And how will association dues be split between a condominium and a hotel operating under the same roof?

Those answers will move the long-term economics of a SIRO Home far more than the eventual finish schedule.

Amenities: Fitness Lab, Recovery Lab and the Five Pillars

For Miami, Kerzner has confirmed the headline program — a purpose-built Fitness Lab and Recovery Lab, with training programs and restorative therapies led by in-house specialists — but not square footage, equipment lists, or floor locations.

The only built reference is the Dubai flagship, and it sets a high bar for what wellness residences can mean when the hotel operator, rather than a third-party gym brand, runs the floor.

Fitness Lab

At SIRO One Za’abeel, the Fitness Lab covers 885 square meters — about 9,500 sq. ft. — with dedicated Pilates, spin, and yoga studios and a HIIT zone. Nuvo magazine reported roughly 50 classes a week there, with master trainers including Olympic swimmer Adam Peaty.

That is the scale of a serious training club, not a hotel gym with a view, and it is the benchmark Miami buyers should hold the final plans against.

Recovery Lab

Dubai’s Recovery Lab occupies another 840 square meters, roughly 9,000 sq. ft. The Global Wellness Summit’s property profile lists cryotherapy, infrared and oxygen therapy alongside physiotherapy, acupuncture, and signature stretch protocols.

The difference from a conventional spa is intent: treatments are sequenced to help the body bounce back from training, not simply to pamper it — which is why the lab is designed to be used several times a week rather than on birthdays.

Sleep, Nutrition & Mindfulness

The less photogenic pillars show up in the details. SIRO’s Dubai rooms are soundproofed, with temperature-controlled mattresses and a pillow menu; the lab includes a refuel bar serving protein snacks and smoothies, and a community space called The Collective hosts wellness talks and doubles as co-working.

Kerzner says SIRO Homes extends the brand’s philosophy into everyday living, but which features will be built into the Miami residences, rather than offered as services, is still to be specified.

Shared by Hotel Guests and Residents

Because the labs will serve a hotel and 350 homes at once, access rules matter. Buyers should ask whether residents receive included access or pay for a membership, whether any hours or spaces are reserved for owners, and how class bookings are prioritized when the hotel is full.

In Dubai, SIRO also sells fitness and recovery memberships to residents who are not hotel guests, according to What’s On — a sign the Miami labs may open to outside members too, which deepens programming and is worth understanding when it comes to peak-hour crowding.

Location: Between the Miami River and Brickell City Centre

SIRO Brickell sits at the hinge between Brickell and Downtown Miami.

  • The Miami River runs one block north. Brickell City Centre — Saks Fifth Avenue, the EAST Miami hotel, and the neighborhood’s densest cluster of shops and restaurants — begins directly across SE 6th Street.

For buyers comparing branded condos in Brickell, few sites put daily errands this close to the lobby door.

  • Transit is the strongest card. The Fifth Street Metromover station stands at SE 5th Street and SE 1st Avenue, across the intersection from the site’s northeast corner.

Metromover is free, and based on Miami-Dade Transit’s Brickell Loop timetable, Bayfront Park is about three minutes away and Government Center, the transfer point to Metrorail, about eight.

  • On foot, the Miami Circle National Historic Landmark at 401 Brickell Avenue is about a quarter mile east, at the mouth of the river; Mary Brickell Village is roughly half a mile south; and the bridge onto Brickell Key is about a 10-minute walk.

Brickell Key itself is mid-transformation: the Mandarin Oriental hotel closed in May 2025 and was demolished in April 2026. Swire is preparing a Mandarin Oriental condominium project on the island, so expect cranes there for some time.

Water here means the Miami River, not the bay. SIRO has no riverfront parcel of its own, and bay views from upper floors will depend on sight lines past the towers to the east, including the 75-story Baccarat Residences Miami rising at 99 SE 5th Street.

  • Miami International Airport is about eight miles west; Kerzner quotes a 15-minute drive, which holds outside peak hours but deserves a generous buffer at weekday rush hour.
  • Key Biscayne’s beaches, reached over the Rickenbacker Causeway, are typically about 20 minutes away when traffic is light.

What this corner does not offer is quiet. Federal rules allow the Miami Avenue and Brickell Avenue drawbridges to open for vessels outside weekday rush-hour windows, and in 2026 CBS News Miami reported downtown residents describing backups of 20 to 40 minutes when the Brickell Avenue Bridge rose during restricted periods.

Add the Metromover guideway, active tower construction nearby, and — if it is built into the project as planned — a working fire-rescue station with sirens. With all that, SIRO Brickell becomes a building for people who want to recover from the city while living in the middle of it, not escape it.

A Weekend on the River Side of Brickell

The neighborhood sleeps in on Saturdays.

  • Before nine, the sidewalks along SE 5th Street belong mostly to dog walkers drifting east toward the Miami Circle, where the Tequesta people cut a 38-foot ring of basins and postholes into limestone roughly two thousand years ago.

The circle itself has been reburied for protection, so what you actually find is lawn, boulders, and an interpretive marker — one TripAdvisor reviewer admitted to taking it for a dog park. At that hour the confusion is forgivable.

Linger at the seawall long enough, and the Brickell Avenue Bridge tilts its leaves skyward to let a sportfisher out toward the bay.

  • By late morning the gravity shifts south into Brickell City Centre. Families steer children toward the mini-golf lanes at Puttshack, and the steel-and-glass Climate Ribbon overhead throws a moving lattice of shade across the walkways.
  • Lunch runs long at Quinto La Huella inside EAST Miami, the Uruguayan grill whose original sits on a beach in José Ignacio.
  • In summer, the afternoon usually breaks around three with a thunderstorm that empties every terrace in minutes and moves on within the hour. The timing works out, because Sugar, the garden bar on the 40th floor of EAST, opens at four.

Its carved Balinese bar and planted terrace draw a crowd that dresses for the occasion, and the door enforces a dress code more strictly than first-timers expect; Condé Nast Traveler advises coming on a weekday, before the crowd swells.

Nobody here drives to dinner, which is rather the point.

Investment Perspective: Brand Premium, Rentals and Rivals

Branded residences in Miami, as elsewhere, sell at a measurable premium. Savills’ Branded Residences Report 2025/26 puts the global average at about 33% over comparable non-branded product, and around 30% in city markets like Brickell.

The more important question for a younger brand is whether buyers will pay it. SIRO has one relevant data point: Porto Montenegro reported in 2024 that more than 95% of the SIRO-managed residences at Boka Place had sold or been reserved since off-plan sales began — in a smaller, resort-oriented market with entry prices far below Brickell’s.

At the studio-to-two-bedroom level, the rental benchmark is clear. September 2026 Redfin listings show studios in newer Brickell rental buildings such as Camden Brickell, Miro Brickell, and Maizon Brickell asking roughly $2,200 to $2,700 a month.

That is the figure a SIRO studio has to beat, and the brand argues that on-site training and recovery programming justify a premium tenants cannot get next door.

Rental rules for SIRO Homes — including whether short-term stays will be permitted, or managed through the hotel — have not been published and remain subject to finalization of the condominium documents before closing.

Buyers weighing SIRO condos for sale in Brickell against the rest of the pipeline will find that each of the closest comparisons wins on something SIRO does not.

  • The Standard Residences Brickell, at 690 SW 1st Avenue, is a 45-story Arquitectonica tower of 422 fully furnished residences scheduled to open in 2027 — three years sooner, with a lifestyle brand whose wellness spaces are amenities rather than the operating model.
  • Meliá Residences Miami, at 1120 SW 3rd Avenue, is a furnished condo-hotel of roughly 110 units with a defined Meliá-managed short-term rental program and reported pricing from about $600,000 — rental clarity SIRO has yet to provide.
  • Nobu Residences at 619 Brickell, from the same 13th Floor team, pairs a $25 million longevity spa with pricing above $2.7 million.
  • Baccarat Residences Miami holds direct river frontage.

None of them offers a building where a wellness operator’s training and recovery program is the product itself, at studio-to-two-bedroom scale.

The risks are the ordinary ones for a project this early, stretched by distance. No architect, permit, or pricing is public; construction milestones may move; and a hotel-and-residence building carries service costs that deserve line-by-line review once the budget is released.

Buyers entering at reservation are buying the brand, the site, and the operator’s track record — a reasonable position, provided the reservation stays refundable until the offering documents are in place.

What This Acre Becomes

For years this corner has been where Brickell parked its cars and where firefighters on shift slept between calls. Kerzner’s wager is that the same ground can hold a different kind of rest — deliberate, measured, and planned as carefully as a training block. The drawings are not public yet. The intention already is.

Kerzner’s announced opening year is 2030. Construction-start and sales-launch dates have not been publicly confirmed, so treat that year as a target rather than a schedule. For planning purposes, assume a multi-year pre-construction window with room for slippage.

Can SIRO Homes be rented out on a short-term or long-term basis?
