Stand on NE 4th Avenue and look east. Two 62-story glass towers fill the sky above Biscayne Bay; their facades trace a slow S-curve of balconies. For years, the parcel under your feet served as their equipment yard. Now it is next in line.

Aria Reserve Skyclub is a proposed 49-story tower of approximately 430 residences on a 1.35-acre corner lot bounded by NE 4th Avenue, NE 24th Street, and NE 23rd Terrace.

Aria Reserve Skyclub — Melo Group’s Third Tower, Proven on Its Own Block

For buyers tracking pre-construction condos for sale in Edgewater, it is an unusual proposition: a new building from a developer whose two previous towers on the same site can already be walked, measured, and — in the case of the delivered South Tower — lived in.

The Third and Final Tower on Melo Group’s Edgewater Site

Melo Group submitted plans for the project — listed in city filings as Aria Reserve Tower 3 — to Miami’s Urban Development Review Board in June 2025.

The building is more than a residential tower. Its podium includes about 77,000 sq. ft. of office space, 6,924 sq. ft. of ground-floor retail, and structured parking hidden behind occupied floors, according to reporting by Floridian Development and Florida YIMBY. As of Florida YIMBY’s April 2026 update, the project remained in early planning, and sales had not officially opened.

On this block, the developer’s credibility is not a matter of brochure copy. This Melo Group new development follows the Aria Reserve twins, which the family-run firm with Argentine roots built as its own general contractor through an in-house construction arm.

The South Tower was delivered in June 2025; its North Tower sibling topped off a month later and was targeting delivery in the second quarter of 2026. Together, the twins hold 782 residences on more than five acres with 547 linear feet on Biscayne Bay — a pairing Melo markets as the tallest waterfront residential twin towers in the United States.

Before Aria Reserve, Melo delivered a run of large towers across Edgewater and Downtown Miami: Aria on the Bay (53 stories, 648 residences, 2018), Art Plaza (667 units, 2019), Miami Plaza (425 units, 2020), and Downtown 5th, a 1,042-unit rental building completed in 2021.

The through-line is volume and schedule discipline rather than boutique finish — a distinction worth holding onto when Skyclub’s specifications are finally published.

Here is the practical advantage, and it is uncommon in Miami pre-construction. A Skyclub buyer can walk down the block to the finished South Tower, look at how the glazing meets the slab, ride the elevators at rush hour, and ask owners how the first year of association management actually went — all before signing for a building that does not yet exist.

Most pre-construction purchases are underwritten on renderings. This one can be underwritten, at least partly, on a precedent. The caveat is that Skyclub is a different product, with a mixed-use base and no confirmed interior team, so the precedent speaks to construction execution more than to finishes.

Architecture: A Glass Base Built for the Sidewalk

Arquitectonica — the Miami firm founded in 1977 and led by principals including Bernardo Fort-Brescia and Laurinda Spear — designed both the twins and Skyclub. The family resemblance is deliberate but not literal.

Where the twins present sheer, bay-facing glass, the renderings for this Edgewater mixed-use tower show continuous white balcony bands that bow outward at the corners, giving the facade a layered horizon line instead of a flat curtain wall.

The base is where the design earns attention. The podium is sheathed in a grid of rounded-corner window frames — closer in spirit to a Streamline Moderne ocean liner than to a parking structure — with café-height glass at street level and a planted roof terrace above.

Floridian Development reports that the office floors wrap the east and north faces of the podium, concealing the garage behind occupied space; only along the southern edge does the glass give way to a perforated metal screen.

According to the elevation drawings submitted for review, the tower tops out at roughly 531 feet, about 120 feet below its bayfront siblings. Residential floors begin at level 7, an amenity level occupies level 9, and a typical residential stack continues to level 49. The upper floors are annotated as bonus height under the City of Miami’s Public Benefits program, the mechanism developers use to exceed base zoning in exchange for public contributions.

The ground-floor plan also proposes a 9-foot perpetual public access and utility easement along NE 23rd Terrace — the kind of widened sidewalk that decides whether a street feels walkable or merely passable.

Residences & Pricing

Melo Group has not released individual floor plans, finish specifications, or a price list. What the filings do establish is the bedroom mix — one, two, and three bedrooms — and a single size figure: a project-wide average shown in the table below.

That average is the most revealing number in the file. In a pipeline where several neighbors lead with studios and compact one-bedrooms aimed at renters, Skyclub’s proposed homes are sized for people who intend to live in them.

Finished ceiling heights have not been published. The filed elevations show a 10-foot floor-to-floor on typical residential levels, which usually translates into ceilings a little under that once the slab and finishes are accounted for. The top two residential floors have an 11-foot floor-to-floor — a detail that often signals a distinct upper collection, although none has been announced.

For anyone who wants to buy a condo at Aria Reserve Skyclub at the earliest pricing tier, the sequence matters more than the rumor mill. Some third-party broker pages have circulated an entry figure near $600,000; the developer has not confirmed it, and we treat it as unverified.

When sales do open, Florida law gives buyers 15 days to cancel a purchase agreement after receiving the developer’s disclosure documents under Section 718.503 of the Florida Statutes — the window in which the declaration, budget, and rental rules should be read line by line.

Amenities: A Level-Nine Deck Above the Street

The program below is Skyclub’s own, as drawn in the June 2025 submission. Operators and room programming have not been announced, so read it as a floor plate rather than a menu.

The Outdoor Deck

Laid out along the tower’s south side, the level-nine deck holds two pools — a longer swimming pool and a second, smaller pool beside it — framed by rows of loungers and a line of cabanas along the edge facing NE 23rd Terrace.

Beyond the water sit an outdoor barbecue area, a circular children’s play zone, and a full pickleball court. The level has an 18-foot floor-to-floor height, so the rooms that open onto the deck should feel markedly taller than the homes stacked above them.

Indoor Amenity Rooms

Four enclosed spaces wrap the elevator core, measuring approximately 6,412, 3,369, 1,907, and 1,710 sq. ft. on the plan — roughly 13,400 sq. ft. in total. The plan doesn’t specify whether they will become a fitness center, a residents’ lounge, co-working suites, or something else, so the most useful question for the sales team isn’t what the rooms will contain, but who will run them.

Podium Terrace, Lobby & Ground Floor

Renderings show a second outdoor terrace on the podium roof toward NE 4th Avenue, shaded by umbrellas and palms; whether it serves residents, office tenants, or both is not yet clear. At street level, residents arrive through the largest of three lobbies, roughly 3,320 sq. ft., which backs onto a 1,441-sq.-ft. mail room and a 1,084-sq.-ft. package room.

That ratio is a quiet admission of how Edgewater actually lives: on deliveries. A storage room holds 48 bicycles, and a 490-sq.-ft. bike repair room with space for 21 more sits at the corner of NE 4th Avenue and NE 23rd Terrace, beside a 5,175-sq.-ft. corner retail space.

Location: Edgewater, Steps East of Biscayne Boulevard

Skyclub is not a waterfront building, and it should not be marketed as one. The parcel sits inland of the Aria Reserve twins, roughly a quarter mile from the Biscayne Bay shoreline, with NE 4th Avenue as its principal frontage. Instead, it offers position: Edgewater condos this close to Biscayne Boulevard put the neighborhood’s restaurants, Midtown, and Wynwood within walking range while keeping the bay a few minutes away on foot.

  • Margaret Pace Park — eight acres of bayfront lawn with tennis and basketball courts and outdoor fitness equipment — is about half a mile south, a 10-minute walk.
  • The Shops at Midtown Miami are roughly 0.9 miles northwest, around 18 minutes on foot, and the Wynwood Walls about a mile west.
  • The Miami Design District is roughly 1.2 miles north, a five-to-eight-minute drive. Culture sits just south along Biscayne Boulevard: the Adrienne Arsht Center for the Performing Arts is about a mile away, and Pérez Art Museum Miami and the Phillip and Patricia Frost Museum of Science are roughly 1.3 miles away.
  • There is no Metrorail station in Edgewater. The nearest Metromover stop, Adrienne Arsht Center, is about 0.8 miles south — a 15-to-18-minute walk — and the free, driverless system reaches Government Center downtown in roughly 10 minutes. Brickell City Centre is about 2.5 miles south, typically 10 to 15 minutes by car outside rush hour.
  • Miami International Airport is about 8 miles west: plan on 15 to 20 minutes midday via I-195 and SR 112, and 30 to 40 minutes during the evening peak.
  • For the beach, the Julia Tuttle Causeway on-ramp at NE 36th Street puts mid-Miami Beach about 5 miles and 12 to 15 minutes away off-peak. At the same time, the tolled Venetian Causeway, starting near NE 15th Street, is the slower, prettier route to South Beach and the one local cyclists favor. Key Biscayne is roughly 10 miles and 25 minutes south.
  • Families weighing the building should know that Design and Architecture Senior High (DASH), a Miami-Dade public magnet school with application-based admission, is about 1.2 miles north in the Design District, and The Cushman School, a private pre-K through 8th grade school founded in 1924, is roughly 2.5 miles north in the Upper Eastside.

What Edgewater does not offer yet is quiet. The neighborhood remains one of Miami’s most active construction corridors, Biscayne Boulevard carries heavy traffic at both rush hours, and the view calculus here is specific: the 650-foot twins stand between Skyclub and part of the bay horizon, so eastern exposures on lower and middle floors will frame those towers as much as the water.

Until floor plans and a view study are released, no one — including us — can say which lines see open bay.

A Weekend Off NE 24th Street

  • Saturday starts at the ventanita. Enriqueta’s Sandwich Shop on NE 29th Street opens at seven, per its posted hours, and the sidewalk window fills early with neighbors and out-of-towners waiting on the same thimble of cafecito.

The diner predates nearly every tower around it, and the hand-painted Dwyane Wade mural suggests nobody is planning a redesign. Go before ten; the kitchen shuts by mid-afternoon, and on weekends the Cuban sandwiches move faster than the line does.

  • By late morning the heat nudges everyone toward the water. Margaret Pace Park is a working park rather than a postcard one — tennis players trading serves, someone doing pull-ups at the fitness stations, and a basketball game that always seems one player short.
  • Lunch is two blocks from home at Palo Quemao on NE 24th Street, where the Colombian picada arrives on a platter the menu claims feeds two. Plan on three, and plan on leftovers.
  • Evening splits by mood. Aoko, a sushi spot on NE 2nd Avenue with no sign on the door, is easy to walk past and hard to leave; its omakase sets stay under $100.

For something with a horizon, Amara at Paraiso on NE 7th Avenue sells the sunset over Biscayne Bay. Book earlier than feels necessary — outdoor tables turn slowly, and nobody surrenders one while the sky is still orange.

Regulars will tell you, honestly, that the view is better than the food. They book anyway.

Edgewater’s momentum in 2026 is measurable, not anecdotal. According to Condo Black Book’s Q1 2026 Greater Downtown Miami Luxury Condo Market Report, Edgewater posted 120% year-over-year growth in luxury condo sales and the highest price per square foot in Greater Downtown Miami, at $978.

At the top of the market, a Q1 2026 Edgewater analysis by the David Siddons Group reported an Aria Reserve penthouse closing near $1,375 per square foot — a comparable that sits down the street from this lot. For anyone modeling a Miami pre-construction condo investment, that is the neighborhood ceiling Skyclub will be measured against, not a price it is likely to command.

Rental demand is visible next door: Apartments.com listings for Aria Reserve showed monthly rents starting around $5,500 in mid-2026. Skyclub’s own rental rules have not been released — see the rental question in the FAQ below before underwriting any income.

Among pre-construction condos for sale in Edgewater, three nearby projects frame the choice. Edge House Miami, at 1825 NE 4th Avenue on the same avenue, is built around smaller units — studios from about 452 sq. ft. and prices near $500,000 — and is marketed with a flexible rental program that suits investors more than households.

HQ Residences Miami, at 422 NE 29th Street, offers 229 residences of 721 to 2,074 sq. ft. from $850,000 under Sam Nazarian’s HQ lifestyle brand. EDITION Residences Edgewater, at 2121 North Bayshore Drive, has what Skyclub lacks — direct bayfront and a hotel brand — with prices starting near $1.95 million.

Arquitectonica designed both HQ and EDITION, so the architect is not the differentiator. Skyclub’s case rests on what none of the three can offer: a completed sister tower by the same developer-builder on the same site, larger proposed homes, and an office-and-retail base that keeps the block active after the pool deck empties.

The diligence list is specific:

  • Parking comes first: the City of Miami’s code called for 775 spaces, and Melo is providing 520, shared among residents, office tenants, and retail visitors — confirm how many are assigned per residence and whether valet is included.
  • Second, the mixed-use thesis depends on those office floors leasing, so ask what tenant commitments exist.
  • Third, no deposit schedule has been published; any early reservation should be escrowed and fully refundable.

Who Aria Reserve Skyclub Is For

The twins next door were built for buyers who want the bay at the foot of their building and a marina in the amenity list. Skyclub is for a different buyer.

  2. For the professional who likes the idea of an office, a café, and a bike room a single elevator ride away.

When will Aria Reserve Skyclub be completed?

No official completion date exists yet. Some third-party listing sites show 2028 or 2029, but those figures don’t come from the developer and aren’t meaningful until a construction start is announced. The better signal is Melo Group’s record on the adjacent towers, described in the developer section above.

Will short-term rentals be allowed at Aria Reserve Skyclub?

That has not been decided publicly. The condominium documents will define minimum lease terms and whether platforms such as Airbnb or VRBO are permitted, and rental policy remains subject to HOA finalization before closing.

Policies vary widely among Edgewater’s new towers, so buyers with rental plans should get the answer in writing before committing.
