Description

DUOS Wynwood — Furnished Boutique Hotel-Condos in Wynwood Arts District, Miami
“One key, two lives: a Miami home that earns its keep.”

In a neighborhood where the walls are repainted more often than most cities repaint their crosswalks, an eight-story building is being drawn around a single question: why should the place you own in Miami sit dark when you are not in it?

DUOS Wynwood is the answer — a collection of 49 fully furnished boutique hotel condominiums rising in the middle of the Wynwood Arts District, built from the first sketch to be lived in, worked from, and rented out, in any order the owner chooses.

DUOS Wynwood: The Miami Condo Built to Work While You're Away

A Condo Designed Backward — and Why That Matters

Most short-term rental condos for sale in Wynwood began life as something else: a conventional residential plan that was later adapted to looser zoning. DUOS reverses the sequence. The unit layouts, the amenity list, even the double-vanity bathrooms were shaped by an operator's understanding of what a suite must do to perform night after night — and only then handed to the sales team.

As The Real Deal reported at the April 2026 launch, the project allows owners to rent their units for stays as short as one night, placing it at the front of Wynwood's growing pipeline of rental-flexible developments rather than trailing behind it.

The team explains the discipline. Wave Group Development, founded in 1993 by Alessandro Ferretti, has spent three decades on boutique residential and hospitality projects in Miami-Dade, including the Lord Balfour, ArteCity, Atlantic Center, and The Ambassadors. Vitrium Capital, established in 2006 by Federico Gagliardo, brings 19 completed projects across Argentina, Uruguay, and Paraguay and a sustainability practice built around EDGE certification from the IFC — World Bank Group.

The third partner is the one that makes DUOS unusual: Zambala Luxury Apartments, a Milan-based apartment-hotel operator whose properties have housed Olympic delegations and earned a place in the Louis Vuitton Milan City Guide. Zambala did not join to lend a logo — it helped draw the floor plans, embedding hotel operations into the building before the first rendering was published.

The Building & Architecture

The architecture is by MKDA, a New York firm with more than six decades of practice — and, more to the point, a firm that has already drawn this block. Its Wynwood portfolio includes LIVWRK, Society Wynwood, and 160 Northwest 28th Street, the last of which sits on the very street where DUOS will stand. Few architects anywhere can claim that degree of familiarity with a single Miami corridor.

Interiors and amenities are by AvroKO, the hospitality design studio behind 1 Hotel Central Park in New York, Little Palm Island in the Florida Keys, and Canopy by Hilton Philadelphia, with recognition from the James Beard Foundation and Architectural Digest. At DUOS, AvroKO's work extends beyond the furniture package to include custom millwork, marbled double vanities, and the deep-blue ceramic tile that gives every bathroom its signature color. The lobby carries original artwork by muralist Bill Rebholz, whose sign-painter's sensibility ties the interior back to the streetscape outside.

The suites themselves are engineered for hospitality rather than dressed up for it. Ceilings run 8.5 to 9 feet. Windows are oversized, hurricane-impact, and acoustically insulated — a specification chosen not for a brochure line but because in a hospitality building, quiet is a review metric, and reviews are revenue.

Flooring is luxury vinyl plank with the warmth of natural wood and the durability that nightly turnover demands. Each suite has individual climate control, a dedicated work-and-lounge zone separated from the sleeping quarters, and a millwork-paneled kitchenette with refrigerator-freezer, dishwasher, induction burner, and built-in microwave.

Residences & Pricing

DUOS offers five suite lines, each delivered fully furnished under AvroKO's direction — a buyer signs, closes, and owns a finished, photograph-ready asset. For anyone comparing condos for sale in Wynwood, Miami, that completeness changes the arithmetic. There is no furniture budget, no designer engagement, and no gap between closing day and the first bookable night once the building opens.

  • Studio Suite (Studio / 1 bath): interior approx. 400 sq. ft. | From the $500,000s
  • Gallery Suite (Studio / 1 bath, extended living area): interior approx. 532–597 sq. ft. | Price per line on request
  • Junior Suite (Studio / 1 bath, enlarged layout): interior approx. 549–607 sq. ft. | Price per line on request
  • 1 Bedroom Suite (1 bed / 1 bath, private bedroom quarters): interior approx. 602 sq. ft. | Price per line on request
  • 2 Bedroom Suite (2 bed / 1.5–2 baths): interior approx. 800–844 sq. ft. | To over $1,000,000

The quiet star of the floor plan set is the Double Studio Suite on the upper levels — an 800-square-foot plan configured as two self-contained studios, each with its own bathroom and living zone, behind a single entry. For an owner, that is effectively two rentable keys within one deed, a configuration rarely found in Miami pre-construction inventory.

To buy a condo at DUOS Wynwood at current pre-construction pricing, per-line availability should be confirmed directly, as the release schedule is staged.

Amenities — Deliberately Lean, Deliberately Useful

DUOS makes an argument most developers are afraid to make: that a resort-style amenity deck in a neighborhood like this one is a monthly fee in search of a purpose. The building was intentionally programmed for short-term living, with amenities matched to what guests and owners actually use — and without the pool decks, spas, and theater rooms whose operating costs land on the HOA line of every owner's statement, whether the space is used or not. The neighborhood itself, steps away, supplies the rest.

What the building does include is chosen with the same operator's logic:

  • Arrival — A landscaped Paseo creates a design-forward arrival off the street, and the gallery lobby lounge with coffee bar, set beneath Rebholz's original artwork, doubles as the social heart of the building.
  • The Meeting Gallery — a genuine coworking floor: a conference room with full teleconferencing, acoustically insulated private Zoom rooms, and dedicated printing facilities, built for the remote professional who books a month rather than a weekend.
  • Fitness — a windowed fitness center carrying state-of-the-art cardio and strength equipment.
  • Security — a two-stage access system — secured entry at both the front door and the elevator — supported by digital access control, a partially attended lobby, and 24-hour monitoring: the architecture of a building where guests come and go by design.
  • Everyday operations — on-site laundry, storage, an administrative office, high-speed Wi-Fi throughout, and expansive ground-floor retail.

Location & Lifestyle — The District at Your Door

DUOS sits one block from NW 2nd Avenue, the spine of the Wynwood Arts District — close enough to walk to everything, removed enough that the building itself stays calm.

  • District scale — more than 75 galleries, an estimated 15 million annual visitors representing roughly $500 million in yearly spending per the development team, and an employment base that has quietly become one of Miami's most serious.
  • Major employers — Bloomberg reported Amazon's 50,333-square-foot lease at Wynwood Plaza — the district's largest office lease ever — and Commercial Observer reported Ken Griffin's Citadel-linked purchase, with Goldman Properties, of the 545 Wyn office building for $180 million. Founders Fund, Spotify, Live Nation, and PwC all keep offices within blocks.
  • Dining — Uchi, KYU, Pastis, and COTE's Miami outpost anchor the fine-dining end; Doya, Coyo Taco, and Zak the Baker cover everything else.
  • Drive times — Midtown 4 minutes, the Design District 6, Downtown 10, Miami International Airport 14, Brickell 15, and South Beach 16.
  • Rail — the Brightline station at MiamiCentral, a 10-minute ride away, connects to Fort Lauderdale, West Palm Beach, and Orlando without touching I-95.

Honesty requires the other half of the picture. Wynwood is not tranquil: Thursday through Sunday, the district runs loud past midnight; there is no beach or waterfront within walking distance, and street parking is functionally nonexistent — residents and guests rely on the Wynwood Garage and valet culture.

A buyer who wants a gated pool deck and ocean air should be looking at Edgewater or the beaches. A buyer who wants the highest-energy rental market in urban Miami should be looking exactly here.

A Sunday in the District

The neighborhood sleeps in, and Sunday is when it is most itself. Before ten, the line outside Zak the Baker on NW 26th Street is already a dozen deep — locals with dogs, not tourists with maps — waiting on sourdough and babka from a bakery that famously closes on Saturdays and reopens for exactly this ritual.

  • By eleven, the tour groups have claimed Wynwood Walls, which is the signal for residents to drift in the opposite direction: to the padel courts, or to Sip & Pickle, the pickleball social club where, according to regulars, the afternoon crowd is half startup founders and half retirees who take the games considerably more seriously.
  • Lunch is a counter order at Coyo Taco, eaten standing, because the tables have been full since noon.

The honest observation: the mural you photographed last month may already be gone. Walls here are leased and repainted on a rolling basis, and long-timers will tell you the neighborhood's defining experience is turning a familiar corner into an unfamiliar one. Some find that unsettling. The people who choose to live here find it the entire point.

  • By five, the light goes gold on the warehouse facades and the evening splits two ways — a garden table under the banyan-strung lights at Cervecería La Tropical, or an early seat at Doya before the Turkish-Aegean small plates run out of the good octopus, which, per the servers, happens most Sundays.

Either way, the walk home is ten minutes, and the last thing you pass is your own building's Paseo, lit and quiet, a short turn away from the noise.

Investment Perspective

The investment case rests on structure, not sentiment.

  • Pipeline position — DUOS enters a Wynwood pipeline that includes NoMad Residences Wynwood, The Cloud One Residences Wynwood, and the proposed Frida Kahlo Residences — and differs from each in ways that matter operationally. Cloud One offers 85 loft-style units under a Munich hotelier's flag; NoMad brings a New York hospitality brand to a substantially larger building. DUOS is the smallest of the set at a fraction of their unit counts, which concentrates scarcity, and it is the one designed by an apartment-hotel operator as a shareholder rather than licensed from a brand for a fee.
  • Capital structure — the staged deposit schedule leaves the majority of the purchase price due only at closing, keeping pre-completion capital exposure well below the South Florida norm and preserving an investor's liquidity through the construction period.
  • Ownership & operations — ownership operates under a single hotel license held at the association level, with a hotel management company expected to handle centralized check-in and check-out — the mechanics that let an individual suite perform like an institutional hospitality product.
  • Entry price — the entry price point sits below nearly every furnished, rental-unrestricted alternative in the district, at a per-square-foot level that reflects suite-scale efficiency rather than compromise.

For pre-construction condos in Miami, that distinction shows up years later in how the building is actually run. As with any pre-construction purchase, rental projections are not guarantees, and independent legal and financial due diligence is recommended; Bogatov Realty can refer qualified Miami-based attorneys with pre-construction experience.

Frequently Asked Questions

When will DUOS Wynwood be completed?

Construction is expected to break ground in late 2026, with completion targeted for 2028. Sales are underway now, which is typically when pre-construction buyers secure the widest choice of suite lines and the most favorable pricing.

What are the rental rules at DUOS?

The property sits in a zoning district that permits short-term rentals with no minimum stay and a maximum of 30 days — an owner may host a one-night guest or a month-long tenant with equal legitimacy. Leasing procedures will be detailed in the Condominium Documents, and a rental program is expected to be available to owners following closing.

What is the ownership structure?

Each suite is individually owned as a condominium, while all suites operate under a single hotel license maintained by the Association. The Association intends to engage a hotel management company to hold that license and run centralized guest services, so individual owners do not need to obtain a hospitality license themselves.

What is the deposit structure?

Twenty percent is due at contract signing, 10% at groundbreaking, 10% at topping off, and the remaining 60% at closing. Only 40% of the purchase price is required before the building is delivered.

Who is designing the interiors, and what is included?

Interior and amenity design is confirmed as AvroKO, and every suite is delivered complete under its direction — furniture, premium mattresses, large-format rugs, a custom artwork program reflecting the district, and integrated hospitality technology are part of the delivery, not upgrades.

How do the five suite lines differ?

The Studio, Gallery, and Junior Suites are all studio plans that step up progressively in living area; the 1 Bedroom Suite adds fully private sleeping quarters and a larger kitchenette; the 2 Bedroom line tops the offering, including a lock-off Double Studio plan that functions as two independent rentable suites. The right line depends on whether the priority is entry price, nightly rate, or occupancy flexibility.

How does DUOS compare with other new condos in Wynwood?

It is the district's smallest and most operationally focused new offering, designed with a hospitality operator inside the development team rather than a brand license on top of it. For a detailed side-by-side with NoMad Residences, Cloud One, and other Wynwood pre-construction projects, contact Bogatov Realty directly.

Who DUOS Wynwood Is For

This is not a building for the owner who wants a quiet pool deck and a doorman who remembers their coffee order every morning.

It is for the owner who wants a Miami address that earns its keep when they are not in it — the frequent flyer who spends three nights a month here and rents the other twenty-seven; the remote professional who books the Meeting Gallery for a season rather than paying for square footage they'd only leave empty.

It is for the investor who has run the math on 49 units against a neighborhood of more than 75 galleries and sees the scarcity that Wynwood's larger towers can't offer — and especially for the buyer eyeing the Double Studio, who wants two rentable keys behind one deed rather than one large unit behind one.

Everyone else — the buyer who wants a beach at the door or silence after 10 p.m. — has Edgewater, or South Beach, sixteen minutes south.

DUOS Wynwood is not trying to be the biggest building in the district, or the tallest, or the most photographed. It is trying to be the one whose economics still make sense on a Tuesday in September — a home that welcomes you when you arrive and works for you when you leave.

“Two lives, one address — both of them yours.”
